If you are relocating to Cobb County, you will quickly encounter one of the most confusing geographic distinctions in Georgia real estate: East Cobb vs. Marietta. While they share a zip code and mailing address, they offer vastly different lifestyles, school systems, and property taxes.
1. City Limits vs. Unincorporated County
Marietta is an incorporated city with its own mayor, police department, fire department, and city services. The historic Marietta Square is the cultural heart of the city.
East Cobb is an unincorporated area of Cobb County. It has no city government or downtown center. It relies on Cobb County for police, fire, and services. However, because it lacks its own post office, East Cobb homes use a “Marietta, GA” mailing address.
2. The School Systems: The Biggest Difference
This is the primary reason buyers choose one over the other.
- Marietta: Served by Marietta City Schools, a smaller charter system known for its International Baccalaureate (IB) program.
- East Cobb: Served by the massive Cobb County School District. East Cobb is home to powerhouse, nationally ranked high schools like Walton, Lassiter, and Pope.
3. Real Estate and Home Prices
In East Cobb, you are paying a premium for the school district. Homes in the Walton High School district routinely sell for $750,000 to over $1.5 million. The housing stock consists largely of 1980s-1990s traditional brick homes on large, wooded lots, alongside newer luxury infill construction.
In Marietta, prices vary wildly based on proximity to the Square. Historic homes near downtown command top dollar, while mid-century ranches further out offer more affordability. Generally, Marietta offers a slightly lower entry price point than prime East Cobb.
Which Should You Choose?
Choose East Cobb if your primary driver is top-ranked, large public high schools and you prefer quiet, suburban, swim/tennis communities.
Choose Marietta if you value walkability, historic charm, a vibrant downtown square, and a smaller, close-knit school system.
