Sandy Springs vs. East Cobb: Schools, Cost, and Commute Compared

For buyers looking for premium suburban living just north of Atlanta, the decision often comes down to Sandy Springs vs. East Cobb. While they border each other (separated only by the Chattahoochee River), they offer different tax structures, commutes, and price points.

1. Commute and Location

Sandy Springs is “inside the perimeter” (ITP) and immediately outside it (OTP), bordering Buckhead. It offers direct access to GA-400 and I-285. If you work in Buckhead, Midtown, or the Perimeter Center, Sandy Springs offers a significantly shorter commute.

East Cobb is strictly OTP (outside the perimeter) in Cobb County. Commuting to Downtown Atlanta from East Cobb can take 45-60 minutes during rush hour, though access to the Cumberland/Galleria job center is excellent.

2. Schools and Taxes

East Cobb is famous for its schools (Walton, Lassiter, Pope). Furthermore, Cobb County offers some of the lowest property taxes in the metro area, particularly for senior citizens who qualify for the senior school tax exemption.

Sandy Springs is in Fulton County. While it has excellent schools (Riverwood, North Springs), Fulton County property taxes are generally higher than Cobb County’s.

3. Home Prices and Lifestyle

Expect to pay more per square foot in Sandy Springs due to its proximity to Atlanta. Sandy Springs offers more high-rise condos, luxury townhomes, and ultra-luxury riverfront estates. East Cobb is almost exclusively single-family homes in established swim/tennis subdivisions.
